The Law of Ukraine “On Land Valuation” provides for the concept of normative-monetary land valuation. This type of valuation is the determination of possible income from leasing land, under the standards established by law. Why is a normative assessment of land plots carried out?
Normative monetary valuation of land is necessary for:
- Determining the amount of land tax;
- Calculating the amount of rent;
- Calculating the amount of state duty payable when drawing up an exchange, inheritance and gift agreement;
- Calculating losses in agriculture and forestry;
- Alienation of state and municipal land plots if, under the law, the sale price of such land plots is determined using the normative monetary valuation of land plots.
Normative monetary valuation of land is carried out under the norms, standards and requirements specified by the current legislation. It is important to note that such valuation of land plots located within the city and outside it differs. There are also differences in the valuation of land for different intended purposes. Thus, the valuation of land located within the city, regardless of its intended purpose, is carried out at least once every 5-7 years, for agricultural land plots located outside the city – also at least once every 5-7 years, and for non-agricultural land plots – once every 7-10 years. The result of the normative monetary assessment of land is drawn up in the form of technical documentation.
Documents required to obtain an extract
To obtain an extract on the conducted monetary valuation of land, you must collect the documents and contact the nearest administrative services center.
The package of documents for an individual must contain:
- Application for the need to issue an extract on the conducted normative monetary valuation;
- State certificate for the land plot;
- Passport and identification code;
- If available: copies of technical documentation and land management projects.
For a legal entity, the list of documents is expanded, and a larger number of documents must be submitted.
